  • Code Pathway: Your design must meet the NZ Building Code’s external moisture requirements, either through an acceptable solution or a specific system design.

  • Consent & Inspections: Building consent drawings should show the membrane type, substrate buildup (warm vs cold roof), falls, and outlet details.

  • Producer Statements: Expect a PS3 (Construction) from the applicator and possibly a PS1 (Design) or PS4 (Review) from the designer or engineer.

  • Manufacturer Documentation: Keep the data sheet, warranty, and QA photos. Councils and owners want proof, not promises.

💡 Tip: If your consent says “torch-on membrane” and you want to switch to TPO or liquid, that’s a design change—update your documentation first.

  • Deck edges: Incorrect edge metals, missing drip edges, or no allowance for movement.

  • Outlets & overflows: Too few, too small, or placed too high.

  • Internal gutters: Insufficient falls, ponding, or unprotected membranes.

  • Penetrations: Posts, pipes, or brackets drilled through the membrane.
